Why is it harder to own a customer in a neighborhood this new?
Most Orlando restaurant advice assumes a neighborhood that had regulars before the apps existed. Lake Nona did not. The streets, the houses, the medical campuses and the Town Center all went up in the same window that DoorDash and Uber Eats became the default way a young household finds dinner. Almost nobody in Laureate Park has been calling your phone number for fifteen years, because fifteen years ago there was no Laureate Park.
In a master planned neighborhood, the delivery app is not competing with a habit. It is the habit, and the restaurant that never collects a customer record is renting its own regulars.
That changes what the commission actually buys. On a first order it is an acquisition fee, and a reasonable one. On the fortieth order from the same household it is nothing but a tax on a relationship you already earned. Zayos exists to make the second and fortieth order yours: your domain, your checkout, your customer book with order history, and reorder messaging you send rather than an app sends.
What does one Lake Nona household actually cost you on the apps?
Work it per household instead of per month, because that is where the waste hides. Take a family that orders from you twice a month at a $46 ticket. That is 24 orders and about $1,104 of revenue a year from one address. At a 28 percent blended marketplace cost, roughly $309 of that leaves every year, for a household that already knows your name and would have ordered anyway.

Do delivery drivers actually find Laureate Park and Eagle Creek?
Not always, and every Lake Nona operator knows the phone call that follows. New master planned neighborhoods break delivery in specific ways: streets that mapping data has not fully caught up on, gated entries, alley loaded garages behind the house, apartment blocks where the pin drops at the leasing office, and a Town Center where the address and the actual door are not the same place.
A marketplace order carries whatever the app guessed. A direct order carries what the household told you once and never has to type again.
On Zayos, the customer account stores the address, the gate code and the drop instructions, and they ride along on every future order. Direct delivery is dispatched through a layer with fourteen provider fallbacks, so an order does not fail because one courier network is thin at 7 pm on a weeknight. Cold food and a one star review are a bigger cost than the fee, and they are the part of the app experience you cannot fix from your side.
How do I take Medical City group orders without paying commission on them?
Lake Nona has a demand pattern almost no other Orlando suburb has: a medical school, a children’s hospital, a VA medical center, university research space, a large corporate training campus and a national tennis campus, all inside a few square miles. That produces two order types the delivery apps handle badly. Shift meals at odd hours, because a twelve hour hospital shift does not break at noon. And group orders, where one person feeds a floor or a conference room.
A twelve person order is catering wearing a lunch costume, and on a marketplace it pays the same percentage as a single burrito. On Zayos it runs through the catering builder: headcount converted to pan sizes, a department stored as a corporate account with its billing details, a delivery window tied to a shift change or a meeting start rather than a vague thirty minute promise, and a 10 percent fee paid by whoever ordered. A group lunch is the single highest value order type a Medical City restaurant sees, and it is the one type where percentage commission does the most damage per ticket.
Is Zayos live in Lake Nona right now?
No. Zayos is built by Zay Revenue Group in Fort Lauderdale, and the one restaurant taking direct orders on it today is Naya Grill, in Pompano Beach and West Palm Beach. There is no Zayos restaurant live in Orlando or Lake Nona yet, and we would rather say that plainly than let you find out later.
